El remate será mañana en la sede de la Agencia de Bienes del Estado. Buscan recaudar u$s 165 millones que se destinarán para las obras del paseo del bajo.
La Agencia de Administración de Bienes del Estado (AABE) rematará mañana dos parcelas de las siete que componen uno de los terrenos que más esperan los desarrolladores inmobiliarios del país. Se trata del tierra ferro-portuario actualmente subutilizada, en el barrio porteño de Retiro, detrás del sector de oficinas llamado Catalinas. Allí podrán construirse oficinas, un segmento sumamente valorado en la actualidad en esa zona y por eso firmas del tamaño de Consultatio, el grupo extranjero BADesarrollos y TGLT se disputarán la compra.
El objetivo oficial es sumar fondos para costear parte de la construcción del corredor vial “Paseo del Bajo”, que pasará por estos terrenos.
Los remates son de carácter público, se realizarán al mediodía en la sede de la propia AABE y ambos pliegos tienen un precio base de u$s 40 millones cada uno aunque la expectativa es que ese monto sea superado por varios millones. La fecha de la subasta no es casual. Se esperó a que pasaran las elecciones porque el gobierno estimó que un resultado positivo para el oficialismo podia mejorar precio, al menos en 10%.
Exactamente, el terreno a subastar se encuentra frente a la Dársena Norte, delimitado por las avenidas Madero y Antártida Argentina, y las calles Cecilia Grierson y San Martín, en una ubicación estratégica sobre la costa, con gran potencial por su proximidad a Catalinas Norte y su borde colindante con Puerto Madero. Posee 91.337 m2, con siete parcelas de las cuales se rematarán dos. Son parte del denominado proyecto Catalinas Norte II. Las subastas del resto de las parcelas están programadas hasta el 14 de diciembre.
En diciembre del año pasado la Legislatura porteña aprobó la rezonificación de estos terrenos ferroviarios destinados a proyectos integrales de urbanización e inmobiliarios, cuyas rentas generadas servirán al financiamiento del Paseo del Bajo, el corredor vial de 7,1 kilómetros que conectará las autopistas Illia y Buenos Aires-La Plata. Este paseo estará ubicado entre las arterias Alicia Moreau de Justo-Avenidas Huergo-Madero.
El proyecto denominado Catalinas Norte II tiene un total de siete parcelas para ser urbanizadas, que suman una superficie total de 23.142 m2, con una morfología de volumen torre y basamento comercial. La iniciativa contempla dos etapas y se deberá ceder el 65% a espacio de uso público e infraestructura.
La primera etapa es la urbanización sobre avenida Madero con siete parcelas de superficie que van desde los 3.200 metros cuadrados a los 3.900 metros cuadrados, con el desarrollo de volumen torre con basamento comercial.
Las dos parcelas próximas a las calles San Martín, por estar dentro del cono de la Administración Nacional de Aviación Civil (ANAC), tienen una limitación de altura con un plano límite de edificación de 62 metros, mientras que las cinco parcelas restantes sobre la avenida Madero tienen un plano límite de edificación de 139 metros.
