INSCRIPCIÓN

1) ¿Puedo calificar si no tengo ingresos formales o si parte de mis ingresos no son formales?

Sí, pero vas a tener que pasar por el proceso de conformación de ahorro.

2) ¿Puedo calificar al crédito si soy monotributista y qué antigüedad necesito?

Sí, necesitás un año de antigüedad en la inscripción en la AFIP y 6 meses en la última categoría que realizaste los pagos en caso de haberte recategorizado.

3) Si trabajo en relación de dependencia, ¿qué antigüedad tengo que tener?

Un año de antigüedad en el trabajo actual. Si trabajás hace 6 meses en un nuevo trabajo, pero en el trabajo anterior estuviste un año o más, también podes anotarte.

4) ¿Qué pasa si soy autónomo?

Podés anotarte igual ya que dentro de la declaración jurada de ganancias se declaran los ingresos bajo relación de dependencia.

5) ¿Qué pasa si tengo más de un tipo de ingresos?

Vas a tener que sumar todos tus ingresos formales describiendo la actividad principal que realizás, es decir,  aquella en la cual ganás más dinero. Recordá que no debe superar los 8 SMVM.

Tené en cuenta que si en alguno de los dos trabajos no cumplís con la antigüedad y el resto de los requisitos que se piden, los mismos no serán tomados en cuenta.

5) ¿Se puede inscribir un cotitular? 
Sí, al momento de completar el formulario de inscripción podrás incluir solo un cotitular. Para el caso de los participantes de estado civil casado, el cónyuge, será considerado cotitular automáticamente. En el caso de familias monoparentales, el padre/madre podrá declarar como cotitular al hijo/a mayor de edad que sume ingresos, siempre y cuando este sea soltero, divorciado o viudo, no tenga bien inmueble alguno a su nombre, y tenga domicilio en el mismo lugar que el padre/madre.

También se podrá hacer una presentación conjunta en los siguientes casos:

  • Si tu estado civil es soltero/a.
  • Si tenés una unión convivencial con tu pareja.

6) ¿Cómo es el sistema de puntaje?

7)¿Qué significa estar seleccionado/a?

Que se superó la instancia de validación, el sistema de puntaje, y el puntaje de corte. Para más información, podés ingresar a la sección de “Bases y Condiciones” en nuestra web.

8) ¿Qué significa la preasignación de viviendas?

La preasignación de viviendas solo se realiza para aquellos seleccionados con ingresos formales que cuentan con el ahorro previo necesario para adquirirla.

9) Si aún no me llamaron, ¿quiere decir que ya quedé afuera de la selección?

No. Los llamados se realizarán en función del sistema de puntaje. Quizás estás seleccionado/a, pero todavía no llegó el momento de llamarte o no fuiste seleccionado/a, pero podrías serlo en breve. Para más información, podés ingresar a la sección de “Bases y Condiciones” en nuestra web.

10) ¿Si quedé seleccionado puedo dar marcha atrás?

Sí, siempre. Hasta que no se escriture, se puede decidir no continuar con el proceso.

CARACTERÍSTICAS DEL CRÉDITO

11) ¿Cuál es el ingreso necesario para acceder al crédito?

Un mínimo de cuatro (4) Salarios Mínimos, Vitales y Móviles (SMVM), y un máximo de ocho (8).

12) ¿Qué porcentaje de financiación tiene el crédito?

El monto máximo de financiación es de hasta el 90% del valor de venta de la unidad habitacional a adquirir. Actualmente, no existe en el mercado otro crédito que financie ese porcentaje.

Igualmente, tené en cuenta que debido al precio de la vivienda, no en todos los casos se llegará al 90%.

13) ¿Cuánto es el ahorro necesario?

El ahorro mínimo necesario es del 10%, pero el banco puede llegar a solicitar más ahorro en caso de viviendas más caras. Además, el ahorro que se le va a pedir a cada seleccionado va a depender de su edad, ingresos, precio de la vivienda, entre otras.

Tené en cuenta que aquellos seleccionados con ingresos formales que cuenten con un ahorro previo equivalente, como mínimo, al 10% del precio de venta de la unidad habitacional pre asignada, continuarán con el proceso de conformación del crédito en forma directa. Mientras que aquellos seleccionados con ingresos formales que no cuenten con el ahorro previo , equivalente como mínimo, al 10% del precio de venta de la unidad habitacional a adquirir y aquellos seleccionados que presenten ingresos informales o insuficientes, deberán cumplir con el proceso de conformación del ahorro.

14) ¿A cuántos años se da el crédito?

10, 15 ,20 ,25 ,30 años. Depende de la edad del o la postulante/ cotitular (si presentara ingresos), y el tipo de relación laboral.

15) ¿Se pueden adelantar cuotas?

Sí. Una vez tomado el crédito, se pueden adelantar cuotas habiendo pagado un mínimo de 6.

16) ¿Se puede cancelar antes?

Sí. Una vez tomado el crédito, se puede cancelar antes del plazo. Tené en cuenta que esto puede conllevar a una penalidad. Para más información, podés ingresar a la sección de “Bases y Condiciones” en nuestra web.

17) ¿Qué pasa si no pago un mes de ahorro?

18) ¿Cómo se determina cada cuota de ahorro?
El monto de cada cuota de ahorro va a estar determinado por el Banco Ciudad. El mínimo que deberán pagar con ingresos formales e informales, será el valor de la cuota correspondiente al crédito hipotecario que tomarán con el banco. En el caso de los ingresos informales, podrán ahorrar  un máximo de 700 uvas mensuales.

19) ¿Cuánto se pagará la cuota del crédito?
Esto va a depender del valor de la unidad funcional que quieras adquirir. La cuota no podrá superar el 25% de tus ingresos, y varía no solo en función de las características del departamento, sino que también se tienen en cuenta ingresos y la cantidad de años a los que se sacó el crédito. Tené en cuenta que la cuota quedará determinada luego de la precalificación crediticia.

20) ¿Cuánto valen los departamentos?
Los precios oscilan entre $1.680.000 y $5.770.000. Las tipologías están distinguidas por cantidad de habitaciones y no de ambientes.
