En un nuevo intento por reactivar los créditos hipotecarios, esta vez involucrando al ANSES, la secretaría de Vivienda de la Nación y el Banco Nación, el Gobierno relanza el plan Procrear para que puedan acceder a su vivienda propia familias de clase media y media baja. En principio la idea parece ser la oferta de un mayor subsidio con baja de la tasa de interes que se aplica a los prestamos, que seguirían ajustándose por UVA.
Los anuncios realizados están en plena elaboración y se apoyan además en una ley aprobada el año pasado, que dispone la exención de IVA para la construcción de viviendas sociales. Según el ministerio del interior estamos hablando de viviendas de USD 70.000 como monto máximo.
La idea de relanzar el programa Procrear es tratar de revivir el crédito hipotecario, teniendo en cuenta que es un anuncio con un fuerte impacto electoral. Contaríamos con más subsidio para las cuotas y baja de las tasas de interés para que la cuota sea mas alcanzable.
En las últimas horas se firmó un convenio entre la ANSES y la secretaría de Vivienda para llevar a cabo la construcción de viviendas sociales. Y al mismo tiempo también se contara con el apoyo del Banco Nación para que destine unos $ 5.000 millones al otorgamiento de nuevos préstamos hipotecarios. El mercado de préstamos para la vivienda tuvo su auge entre 2017 y principios de 2018, pero luego quedo paralizado.
Además se espera que otros bancos públicos y privados puedan formar parte del otorgamiento de los nuevos Procrear, aunque no es algo que vaya a ser fácil, mas que nada por la incertidumbre que hoy en día vivimos con la economía y las dificultades de las familias para acceder a un préstamo. Para la gran mayoría a día de hoy es casi imposible poder afrontar el pago de la cuota mensual de un crédito ante el encarecimiento del valor de la vivienda.
